Preparing An Academic Rental

A home provided to a renter in good condition should be returned to the homeowner in the same condition.

With that in mind, we kindly ask that you do the following and ensure the house is stocked with the following items:

Kitchen
  • Microwave
  • Toaster
  • Matching dish sets, flatware, and glassware (enough for full capacity)
  • Basic cleaning products
  • Kitchen supplies/utensils
    • Potholders
  • Newer pots and pans/a variety of cookware in good condition
  • Seating in the kitchen/dining area to accommodate full capacity
  • Trash & starter trash bag
  • Recycle bin
  • Appliances in good working order

Bedrooms
  • Dresser
  • Waterproof/insect-proof mattress cover/pads
  • Curtains/blinds
  • Nightstand(s)
  • Working lamps with new bulbs (if applicable)
  • Remove pillows, blankets, sheets – students bring their own
  • Mattress, box springs, bed frames in good, clean condition.


Bathrooms

  • Shower curtain & replacement liner(s) (if applicable)
  • starter paper products
  • Cleaning supplies
  • Towel racks/toilet paper holders secured to wall

Living Area
  • Appropriate seating for capacity (“seat what you sleep”)
  • Coffee table
  • Bagless vacuum in good working order (extra vacuum belts if possible)
  • Smart TV with working remote! We suggest hanging TVs on the walls. This way they don’t become a hazard. Provide instructions if necessary
  • WiFi Modem — Do not change the network name or password. Students will connect using the information found on the back or bottom of the modem.
Outdoor

Store away outdoor furniture & gas grill

Winterize showers and hoses, or arrange for a plumber to take care of this in the fall (by November)

Spray paint mark your house number on the trash can lid

Use trash corrals to keep critters out and prevent wind from toppling garbage cans

Provide a recycling bin (either the blue bins from Narragansett Rubbish or a properly marked regular trash can). Students take recycling very seriously!

General House
  • House must be left clean
  • NP will provide working keys for each tenant
    • If keyless, please replace batteries prior to student move in and if code has changed, please text it to (401) 399-3793 identifying your property address.
  • Exterior door locks must be in excellent working condition
  • Replace all burned-out light bulbs and leave extras in the house
  • Change batteries in smoke and carbon monoxide detectors (detectors expire after 10 years; check the date on the back)
  • Provide fire extinguishers in the kitchen and furnace room (all-purpose)
  • First aid kit
  • Leave cleaning supplies: Working vacuum, broom, dustpan, mop, garbage bags
  • Check all faucets, showers, hoses for drips, and toilets that are constantly running
  • Leave a note welcoming students with specific instructions about your house
  • Tenants will receive a home inspection report, which we will keep on file. This report is useful for determining end-of-year damage deposit returns
Fuel & Utilities
  • Fuel (oil and/or propane) tanks MUST be full upon students’ arrival
  • Arrange for your furnace to be serviced and cleaned before the season (we can recommend HVAC services)
  • If you have a mandatory fuel provider, specify it. We recommend working with East Greenwich Oil or Casey’s Propane.

  • Contact RI ENERGY at 1-855-743-1101 to indicate the tenants will be setting up accounts for the house
  • Keep utilities in your name until September 15; students will take them over and start service in their names on their move-in date. This overlap ensures service continuity.
  • Participate in the “Revert to Landlord” program. This automatically transfers the accounts back to your name at the end of the lease. Once students request a “final service bill,” gas and electric accounts will revert to you, preventing service interruptions
  • Wi-Fi equipment must remain in place. Students will be charged a Wi-Fi fee each semester.
  • Call Narragansett Rubbish (401.783.3177) to set up IN YARD weekly trash and recycling pickup. The tenants have paid for both services.
