Preparing A Vacation Rental
- Any damage needs to be repaired
- Any and all ripped screen (windows, doors, sliders, etc) must be repaired prior to first renter’s arrival
- Provide two full gas tanks for grill
- Clean grill & grill tools
- Provide one 64 gallon trash bins per every two bedroom
- Provide one 46-64 gallon recycling bin per every two bedrooms
- i.e. A four-bedroom house should have two trash bins and two recycling bins (you can never have enough trash bins)
- Line your trash/recycling bins neatly in a designated area. Building some sort of trash corral is highly recommended
- Call Narragansett Rubbish at 401.783.3177 to set up trash pick up (does not apply to Bonnet Shores)
- Must have in yard pick up
- If your home is a large three bedroom or four + bedrooms you must have trash picked up twice weekly
- Test your coffee pot to make sure it is working
- Make sure ALL light bulbs are working, replace those that are not working
- Change smoke detector batteries (even if they are not dead yet)
- Make sure all bathrooms have a fresh shower curtain liner
- Make sure ALL TV’s in the house have expanded basic cable (six channels do not satisfy renters)
- Check your switch plates/outlet covers and make sure they are not broken, missing, or falling off
- Remove academic leases/house rules that are pinned near the front door—erase as much evidence of student rentals as possible
- Tape WiFi information to router & refrigerator or see suggestion below (all welcome pamphlets tell renters to check the router)
- DO NOT leave password on piece of paper—it will go missing
- We are no longer providing welcome books for every home, instead we have made a very nice and general pamphlet that is given to renters at check in or left in homes with key less entry.
- We highly recommend creating your own “House Rules/Guidelines” with information specific to your home that our pamphlet may not cover. Make sure it includes the WiFi password, frame it and hang it by the front door. See example below on next page
