Preparing A Vacation Rental

A home provided to a renter in good condition should be returned to the homeowner in the same condition. With this in mind, we kindly ask that you follow the steps below when preparing your vacation rental.

Repairs & Maintenance
  • Ensure any damage is promptly repaired.
  • All ripped screens (on windows, doors, sliders, etc.) must be fixed before the first renter’s arrival.
  • Test the coffee pot to ensure it’s working properly.
  • Replace any burnt-out light bulbs.
  • Change smoke detector batteries, even if they aren’t dead yet.
  • Ensure all bathrooms have fresh shower curtain liners.
  • Check switch plates and outlet covers to make sure they’re not broken, missing, or falling off.
  • Remove any academic leases or house rules pinned near the front door to eliminate signs of student rentals and return to Narragansett Properties office.
  • Change keyless entry batteries prior to the season.

Grill & Outdoor Areas
  • Provide two full gas tanks for the grill – 1 attached & 1 on the side.
  • Clean the grill and all grill tools.
  • Ensure the yard is kept tidy and that trash is picked up regularly.
  • If your home has 3+ bedrooms, arrange for trash & recycling pick-up twice a week.
  • Trim or remove any poison ivy, overgrown bushes, and vegetation located within or obstructing patios or walkways.


Trash & Recycling

  • Provide one 64-gallon trash bin for every two bedrooms.
  • Provide one 64 gallon recycling bin for every two bedrooms.
    • For example, a four-bedroom house should have two trash bins and two recycling bins (you can never have too many bins!).
  • Line trash and recycling bins neatly in a designated area. Consider building a trash corral for better organization.
  • Contact Narragansett Rubbish at 401.783.3177 to arrange for in-yard pick-up for both trash & recycling (this doesn’t apply to Bonnet Shores homes).

Cable & WiFi
  • Ensure all TVs have streaming capabilities. Do not log into any streaming services—renters will use their own accounts. Providing cable is optional, though it is preferred by many renters.
  • DO NOT change the WiFi network name or password. Leave the original network name and password provided by the service company (found on the back or bottom of the modem). This ensures we can easily direct renters to locate this information.
  • It is highly recommended to create your own “House Rules/Guidelines” specific to your home. Ensure these guidelines include the WiFi network name and passoword (same information that may be found on the bottom or back of the modem) and other relevant details not covered in the general pamphlet. Frame and hang it near the front door.
  • We no longer provide physical welcome books for each home. Instead, a general electronic pamphlet is texted to renters the day of check-in
