Vacation Rental Tips
Check-out is 10:00 AM on Saturday (unless reservation states otherwise). It is important that renters and belongings (including vehicles) are no longer on the premises by this time as the cleaning/maintenance crews need to turn-over the property for the next rental group. Keys must be returned to our office, unless prior arrangements have been made. If the office is closed during your check-out time, please place the keys in the metal lock box located outside our office door, to the right of the door. There is a $25 fee assessed for each set that is not returned.
Generally, wireless networks and password information can be found on the bottom or back of the router. The password is sometimes referred to as a “Preshared Key”.
Please do not change the current temperature setting on the fridge or freezer as it can cause the unit to malfunction. Technicians say that it can take up to 24 hours for a fridge to cool down sufficiently, especially if the door is opened frequently and a lot of warm food and drinks have been placed inside. Please keep this in mind before reporting a malfunctioning refrigerator.
Gas Grills & Propane
Occasionally the grill may run out of propane. IF this happens during your stay, please contact our office by phone at 401.783.1155 | Ext. 407 or email email@example.com so we may arrange to bring you a new tank. If the tank runs out after hours, please have the tank filled, save the receipt, and bring the receipt with you when checking out so we can reimburse you.

When unattended, please make sure to put umbrellas down and secure loose items. We have experienced many instances of shattered tables and broken umbrellas. Even on calm days, winds can shift suddenly and cause unexpected damage.
Many of the properties we manage have septic systems. Please do not flush any feminine hygienic products, wet wipes, or anything other than toilet paper.
Beach Fees & Parking
All beaches in Narragansett charge parking fees. There are no additional fees at Scarborough, Salty Brine, and Roger Wheeler (Sand Hill Cove) beach (Parking stickers for State beaches may be purchased @ the beach toll booth). However, Narragansett Town Beach charges an additional entrance fee. There are daily rates and seasonal rates, which vary by age.
- Please do not take blankets/comforters to the beach
- Please utilize outdoor showers or hoses to remove sand before entering the home
Please make sure to do the following when leaving the house
- Turn off A/C window units
- Turn off TV’s
- Turn off lights
- Close windows
- Close Umbrellas
At the end of your stay, please return all linens to the bags provided (if you ordered linens) and place them outside the house by the front door.
While we work hard to ensure all homes are beautifully prepared for guests, please let us know if there are housekeeping issues that need attention right away. We will schedule the cleaning crew to comeback and rectify.
Helpful Tips to Ensure Check-Out is Smooth On All Ends
Please make sure the following takes place prior to vacating
- Empty all food/beverages out of the refrigerator
- Wash and put away all dishes
- Properly bag all trash and place in bins, located outside and/or in garage
- Pick up after your pet (if you brought one), especially in the yard!
- Brush the grill/clean after use

Security deposits will be mailed within 10 days after check-out. If you have booked through VRBO/Airbnb, deposits will be refunded through the respective platform. The cleaning crew as well as an inspector will inspect for any potential damages after vacating. Any damages that are found will be deducted from the damage deposit.

We will begin booking summer rentals starting September 1st. Keep an eye out for an email during this time. Otherwise, please feel free to contact our summer rental department at that time.
