Sufficient seating in the kitchen and dining areas to accommodate full capacity (“Seat what you sleep”).

Matching dish sets, flatware, and glassware to accommodate at least double the home’s sleeping capacity (e.g., sleeps 8 → service for 16).

Dining Area
- Provide a dining table with seating for the home’s full guest capacity. If space does not allow, ensure seating for at least eight guests using a combination of tables and/or benches. Additionally, include a large outdoor patio table to offer extra dining space.
The above makes for a fully equipped, clean, and cohesive kitchen with sufficient seating, matching dishware, quality cookware, and all essential appliances, utensils, and cleaning supplies — ready to accommodate full guest capacity comfortably.

Beach-style shower curtain (if applicable) with a brand-new plastic liner; keep replacement liners on hand.

Starter paper products provided (toilet paper, paper towels, tissues).

Hair dryer in each full bathroom (highly requested).

Iron and ironing board (highly requested).

Cleaning & Maintenance

Basic cleaning supplies provided for guest use and turnover (e.g., bathroom cleaner, disinfectant wipes, toilet brush).

Each bathroom should be clean, functional, and coastal in style, equipped with secure fixtures, fresh shower curtains and liners, essential amenities, and requested conveniences such as a hair dryer and iron/ironing board.
Furniture & Layout

At least one bed per bedroom.

Queen or King beds preferred (use Full only if space is limited).

Dresser for clothing storage.

Nightstand with lamp beside each bed (minimum one per room).

Curtains or blinds on all windows.

2″ premium faux wood blinds recommended for durability and style.

Wardrobe or armoire provided if no built-in closet.
Bedding Requirements

Waterproof and insect-proof mattress covers on every bed, plus one backup per bed.

Beach-style summer quilt or comforter on each bed, plus one backup (Summer only).

New sleeping pillows for the number of guests each bed accommodates, with matching pillow shams and backup sets (Summer only).
All bedding must be clean, coordinated, and in good condition.
Closets & Storage
- Matching hangers in each closet (minimum set per room).
Electronics & Comfort

Smart TV in each bedroom (recommended).

If the home does not have central A/C, window A/C units are strongly recommended in every bedroom.
Each bedroom should be thoughtfully furnished, clean, and comfortable — featuring quality bedding, secure window coverings, proper lighting, functional storage, and modern amenities such as Smart TVs and A/C for an enjoyable guest experience.
Furniture & Seating

Outdoor dining table with seating for full guest capacity (or minimum 6–8 seats if the home sleeps more than eight).

Patio umbrella for shade and comfort.

No glass or tiled tables — use tempered glass, composite, or plastic for safety and durability.
Grill & Cooking

Gas grill only (no charcoal grills).

Must include two full propane tanks —

One connected to the grill, and
-
One backup tank stored nearby in a safe, accessible location.

Additional Outdoor Features

Outdoor shower with hot and cold water — not required but highly recommended (especially preferred by renters and Narr Prop).
Outdoor spaces should be comfortable, safe, and functional — featuring seating for all guests, a reliable gas grill setup, and thoughtful touches like shade umbrellas and an outdoor shower to enhance the guest experience.
