Academic Inventory Essentials
Note:
Items listed on the Vacation Inventory Essentials page that do not appear on the Academic Inventory Essentials page should not be supplied during the academic rental season, as academic renters typically provide their own. It is recommended that owners store these items during the academic rental period and reintroduce them for the vacation rental season.
Seating & Dishware

Sufficient seating in the kitchen and dining areas to accommodate full capacity (“Seat what you sleep”).

Matching dish sets, flatware, and glassware to accommodate at least double the home’s sleeping capacity (e.g., sleeps 8 → service for 16).

Full sets include:

Plates, bowls, and serving dishes

Drinking glasses, coffee mugs, and wine glasses

Matching silverware in a clean utensil holder

Plastic dishware (plates, bowls, cups) recommended for outdoor or child-friendly use

Newer, clean set of pots and pans (avoid non-stick).

Clean set of matching mixing bowls.

At least two clean cookie sheets.

Set of wooden spoons for cooking.

Dining Area
- Provide a dining table with seating for the home’s full guest capacity. If space does not allow, ensure seating for at least eight guests using a combination of tables and/or benches. Additionally, include a large outdoor patio table to offer extra dining space.
The above makes for a fully equipped, clean, and cohesive kitchen with sufficient seating, matching dishware, quality cookware, and all essential appliances, utensils, and cleaning supplies — ready to accommodate full guest capacity comfortably.

Basic cleaning supplies provided for guest use and turnover (e.g., bathroom cleaner, disinfectant wipes, toilet brush).

Each bathroom should be clean, functional, and coastal in style, equipped with secure fixtures, fresh shower curtains and liners, essential amenities, and requested conveniences such as a hair dryer and iron/ironing board.

At least one bed per bedroom.

Queen or King beds preferred (use Full only if space is limited).

Nightstand with lamp beside each bed (minimum one per room).
